ITRA Global l Minneapolis - St. Paul represented a business in the purchase of 13754 Frontier Court in Burnsville, MN.  The office building is approximately 8,400 square feet and will be used by the buyer as office space for their businesses.  The building also has several other building tenants that lease space.  

The building is part of a 3 building complex called McAndrews Commons that was developed in 1998 and contains a variety of businesses ranging from financial planning to architectural firms. Located just off of Interstate 35E, the property is easily accessible and has outstanding grounds with views overlooking a small pond to the west of the property.

ITRA Global l Minneapolis - St. Paul represented an investor in the purchase of a fully leased industrial property located at 1205 Nathan Lane in Plymouth, MN.  The building and land is leased by SiteOne Landscape Supply, a large publicly traded company based in Roswell, Georgia just outside of Atlanta.

The property acquired consists of an 18,000 square foot industrial showroom building on 8 acres of land.  The site is just west of Interstate 169 and north of Interstate 394.

ITRA Global l Minneapolis - St. Paul represented Steam Logistics in their new lease of office space at Ridgeview Office Center located in Minnetonka, MN.  The suite will house staff based in the Twin Cities area.  The site was chosen after considering office buildings with available space in the Plymouth, Minnetonka, and Eden Prairie areas.  Ridgeview Office Center was just recently renovated and has a crisp feel with great design features.  

Steam Logistics, headquartered in Chattanooga, TN, selected the Twin Cities as their preferred location to open a new office and expand business operations.  We wish them the best of luck!

ITRA Global l MInneapolis - St. Paul was pleased to represent Carlton Investment Services Group and Trademark Financial Managment in the lease of their new headquarters space at Olympic Place in Bloomington, MN.  

Both businesses desired a fresh space that would be easily accessible for their clients.  Olympic Place, located on the corner of two major freeways, provided a great opportunity for the two businesses to relocate and create a wonderful office environment for their clients and staff.

ITRA Global l Minneapolis - St. Paul was pleased to represent Family Attachment and Counseling Center in their lease of new clinic space in Chaska, MN.  The company was looking to relocate from the Wayzata area into a new space that didn't require a lot of construction.  The Chaska property is a mixed-use building with apartments and street level retail and office spaces for business to lease.  The street level suite leased provides the business with visibility, comfortable surroundings, and quick and easy access for patients.

ITRA Global l Minneapolis - St. Paul represented an industrial occupier in the acquisition of 4 industrial buildings and land in Eden Prairie, MN.  The buildings contain roughly 40,000 square feet of space.  The seller of the property was Midwest Asphalt Corporation.

ITRA Global l Minneapolis-St. Paul represented AAA Minneapolis in their search and lease of space at Westridge Market Retail Center in Minnetonka.  AAA desired a location in a high quality retail center along Interstate 394 for their travel business.  Important factors included visibility, ease of finding, tenant mix, foot traffic, and other demographic factors.   

Westridge Market is owned by CSM Corporation and the anchor tenants include Dicks Sporting Goods, Trader Joes, Bed Bath & Beyond, and Lands End. Other tenants include Caribou Coffee, Shane Companies, Michaels, and Staples.

ITRA Global l Minneapolis-St. Paul represented A2 in the acquisition of their headquarters building in Roseville, MN.  The building, located on Fairview Avenue, is approximately 40,000 square feet with a combination of office and warehouse space.  The 4 acre site has a fenced yard and loading areas in the rear.

ITRA Global l Minneapolis-St. Paul represented a profession therapy group in their lease of 3,000 square feet of office space at the Edina 100 building in Edina.

ITRA Global represented the Minneapolis Urban League of Non-Profits in the sublease of 1,306 square feet of their corporate headquarters in Minneapolis.  The space was leased to another local non-profit, The Link.

ITRA Global l Minneapolis-St. Paul represented Sunset Capital in the sale of a 54,000 square foot industrial building in the northwest submarket of the Twin Cities.  Becker Warehouse and Reload, a growing company in the area, needed more space and ultimately decided to purchase the property instead of leasing space or building a new facility.

ITRA Global l Minneapolis-St. Paul representated Nationwide Housing Corporation in their relocation to Brookdale Corporate Center.  The tenant leased approximately 6,000 square feet of office space.  The building had been recently renovated with new common area finishes and a new fitness center, making it attractive for their headquarters location.

ITRA Global l Minneapolis-St. Paul represented a psychological services client in their new lease and space expansion at One Corporate Center in Edina, MN.

ITRA Global l Minneapolis - St. Paul represented Endodontic Professionals in their purchase of their new building in St. Anthony, MN.  Endodontic had been a tenant in the building.  ITRA Global represented the tenant in the off-market purchase of the property, a medical office building.

ITRA Global l Minneapolis - St. Paul represented a financial services firm, Capital Advisory Services, on their lease extension in Bloomington, MN.  After reviewing potential building purchase and lease alternatives and the costs as compared to renewing the lease, the tenant elected to renew the lease.

ITRA Global l Minneapolis-St. Paul represented Acorn Mini Storage in the purchase of a 40,000 square foot single story office / flex property on Interstate 35W in Bloomington, MN.  The building has very high freeway visibility and great access which prompted Acorn to purchase the property and covert it to a self storage property.

ITRA Global l Minneapolis-St. Paul represented the Minneapolis Urban League ("MUL") in the sublease of two spaces at their corporate headquarters in Minneapolis.  MUL occupies most of the building but had some extra space which was leased to two non-profit businesses.

ITRA Global l Minneapolis-St. Paul represented Nationwide Housing Corporation in the sale of their 15,000 square foot office building located in New Hope, MN.  Nationwide Housing and a sister company wanted to relocate to a larger, multi-tenant office building with more amenities and decided to sell the property.  The buyer of the property was New Jersey based EMSL Labs which will occupy half of the building following the closing.

ITRA Global Minneapolis-St. Paul represented City Scape Dental in their relocation to the Mill City Quarter development in downtown Minneapolis.  City Scape had been a long term tenant at the Medical Arts building on Nicollet Mall, but desired more visibility and a street level space.  

The space leased was in a mixed use property recently developed.  The property has several floors of apartments with retail and office space on the first floor.  The space was designed to maximize the natural light into the space due to the very tall windows.

ITRA Global l Minneapolis-St. Paul represented Western EcoSystems Technology ("West") in their relocation and expansion in the Valley Square Office building in Golden Valley, MN.  West had occupied space in a flex building but desired to expand their square footage and also lease space in a nicer property located closer to the restaurants and retail shoppes in the area. 

West is headquartered in Wyoming with offices located throughout North America.

ITRA Global | Minneapolis & St. Paul represented Bartlett Tree experts in the lease of their new Minneapolis headquarters in Opus Center in Minnetonka, MN.  Bartlett Tree Experts is the world’s leading scientific tree and shrub care company with over 100 office locations worldwide.

ITRA Global | Minneapolis & St. Paul represented the Minneapolis Urban League in the successful disposition of one of their satellite office buildings located in Minneapolis. The seller is consolidating their offices at their headquarters building and thus was no longer in need of this facility.   The buyer of the property is converting the office building to a preschool and will be completely renovating the building interiors.

ITRA Global | CREST Commercial represented Acorn Mini Storage in their acquisition of an existing building in Minneapolis, MN.  The building is approximately 85,000 square feet and located in Roseville, MN.  The property is highly visible to Interstate 35W which was attractive to the buyer from a location standpoint and marketing perspective.  The property was formerly a retail furniture store, Hom Furniture.  Acorn Mini Storage will occupy the facility for their own use. ITRA Global: Pittsburgh

The Pittsburgh office of ITRA Global is pleased to announce that it represented Gordon and Rees Law Firm in the lease of 26,000 square feet of office space in the Gulf Tower building in downtown Pittsburgh.  Carrie Holstead represented the tenant in the lease transaction.

Gordon and Rees Scully Mansukhani is based in San Francisco and has grown from a small defense firm in 1974 to a national litigation and business transactions firm with more than 650 lawyers in 37 offices throughout the United States.  The firm is recognized among the five fastest-growing law firms in the country.

ITRA Global: Los Angeles

The Los Angeles office of ITRA Global represented Unico Insurance in their purchase of their 50,000 square foot headquarters building.  Hal Cook represented Unico, who relocated all of their operations to their new facility.  Headquartered in Woodland Hills, California, Unico is an insurance holding company that underwrites property and casualty insurance through its insurance company subsidiary; provides property, casualty, and health insurance through its agency subsidiaries; and through its other subsidiaries provides insurance premium financing and membership association services.

  

ITRA Global:  Austin, Texas

The Austin, Texas office of ITRA Global represented Kodiak Assembly Solutions in their lease for 55,000 square feet of industrial space.  The space is Kodiak’s corporate headquarters.  Chris Oddo represented the tenant.

ITRA Global:  Colorado Offices Represent Corporate Build-to-Suit Clients

The Colorado offices of ITRA Global represented two large build to suit projects for Woodward Aerospace and Shimano / Pearl.  The respective facilites are located in Fort Collins and Denver respectively and provide each company with tremendous, award winning space.  Wayne Timura represented Woodward Aerospace and Defense and William Gary represented Shimano / Pearl Izumi.

  

ITRA Global:  Amsterdam, The Netherlands

The Amsterdam office of ITRA Global represented CIBT in their 10,000 square foot lease renewal at their office building located in The Hague, The Netherlands.  Fred Anton Knoop and Stephan Buis represented the tenant.

ITRA Global:  Phoenix

The ITRA Global office in Phoenix, Arizona represented Saxco International in their lease of 23,000 square feet of industrial space.  Gordon Rasmussen represented the tenant.

  

ITRA Global:  Minneapolis-St. Paul

ITRA Global l Minneapolis-St. Paul represented the Minneapolis Urban League in the sale of their former school building in the Uptown neighborhood of South Minneapolis.  The 30,000 square foot building was leased to a third party tenant for a time period of one year.  

The building was located in a redevelopment area.  As such, offers were received from various apartment developers that wanted to demolish the building and redevelop the site.  Given the existing building had significant challenges, including ADA limitations and environmental concerns, the decision was made to sell the property to an apartment developer, Yellow Tree Development.  

ITRA Global:  San Francisco and Toronto Offices

The San Francisco and Toronto offices of ITRA Global represented Mozilla in their office lease renewal in Toronto, Canada.  The office space is located on the 5th floor of the building which contains approximately 17,000 square feet.   Mark Rosen of the San Francisco office represented the tenant and coordinated with the Toronto office to achieve Mozilla’s objectives.
